Cedar Park prices kept rising, but at a steady pace

Cedar Park prices are up, and they are moving at a measured pace. The Real Estate Data Aggregator counted 252 homes sold in ZIP 78613 in the three months ending July 31, 2026. The median sale price came in at $510,504, up 3.1% from the same three months in 2025. That is steady growth, not a spike.

For context, the Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Cedar Park came in just ahead of that national pace at 3.1%. That gap is worth knowing if you own here.

More buyers showed up, and fewer homes were waiting

The Real Estate Data Aggregator counted 252 homes sold in ZIP 78613, up 10% from a year before. At the same time, homes for sale dropped to 306, down 12.3% from a year ago. More sales and fewer listings together pushed months of supply down one full month, to 3.7 months.

Homes are taking a little longer to sell

The Real Estate Data Aggregator put the median days on market at 46 days in ZIP 78613. That is 4 days longer than the same period a year before. Not every home sold fast. Still, sellers got close to their asking price. The average sale came in at 98.1% of list, up 0.4 points from a year ago.

The Real Estate Data Aggregator also found that 35.5% of Cedar Park homes went under contract within two weeks of listing. That share rose 4.1 points from a year before. So while the median pace slowed a little, a good portion of homes still moved quickly.

What is happening nationally matters here too

Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. That affects what buyers can afford. Realtor.com also reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. Cedar Park's 98.1% sale-to-list ratio sits well above that picture.

New listings in ZIP 78613 came in at 366 for the period, up just 1.9% from a year before, according to the Real Estate Data Aggregator. Supply is growing slowly. That helps keep prices from falling, but it also means buyers have fewer choices.
