Georgetown Sun City prices eased a bit while the U.S. kept rising
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. At the same time, the Real Estate Data Aggregator counted a median sale price of $435,000 in ZIP 78633 for the three months ending August 31, 2026. That is down 2.7% from the same months a year ago. Prices here moved in the opposite direction from the country. For buyers, that can open a little more room to negotiate. For sellers, it means pricing realistically from the start matters more than it did a year ago.
More homes sold, and they sold faster
Even with the price dip, buyers showed up. The Real Estate Data Aggregator counted 334 homes sold in ZIP 78633 for the three months ending August 31, 2026. That is up 17.2% from the same period a year ago. Pending sales rose 16.1% over the same stretch. Homes are also moving more quickly. The median days on market was 68 days, which is 16 days shorter than a year ago.
Supply tightened, even as new listings rose
The Real Estate Data Aggregator counted 436 homes for sale in ZIP 78633, down 16.2% from a year ago. New listings came in at 383, up 7% from the same period last year. Months of supply landed at 4 months, down 1.6 months from a year ago. More homes are coming to market, but buyers are absorbing them quickly. That is keeping supply tighter than it was.
Sellers are getting close to their asking price
The Real Estate Data Aggregator put the average sale-to-list ratio at 97.9% for the three months ending August 31, 2026. That is up 0.1 points from a year ago. About 9% of homes sold above list price, up 3.7 points from the year before. And 22.7% of homes went under contract within two weeks of listing, up 4.4 points from a year ago. So while the median price eased, well-priced homes are still drawing attention.
Mortgage rates are adding pressure for buyers
Rates are not helping buyers stretch. CNBC reported the average contract rate for a 30-year fixed mortgage with a conforming balance reached 7.49% as of early October 2026. Realtor.com reported rates topped 7% for the first time since January 2025 in September 2026. Fannie Mae, as reported by CNBC, is forecasting a 30-year fixed rate of 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027. That context matters when you are thinking about what a buyer can actually afford.
