Cash buyers waited just as long as everyone else
Everyone says cash is king. Sellers love cash buyers. No lender, no appraisal, no waiting around. If you pay cash, you close faster and you probably pay less. That is what people believe. I pulled every sale in Vibes Pro through October 1, 2026, and here is what actually happened.
Cash buyers took just as long to close, and they paid less for it
The typical cash buyer sat on the market for 35 days before finding a seller. The typical buyer who used a loan took 35.5 days. That is half a day apart. For a decision that shapes how you write your offer, that gap is nothing.
The price gap is bigger, and it cuts the other way. The typical cash sale closed at $438,000. The typical financed sale closed at $490,000. That is a $52,000 difference, and it does not mean cash buyers got a discount. It likely means cash buyers are buying different homes, smaller or older ones that cost less to begin with.
Here is the number that matters most. Cash buyers got 94.4% of what sellers first asked. Buyers who used a loan got 96.4%. Sellers who accepted cash offers actually gave up more ground on price, not less. That is the opposite of what the belief says.
Do cash buyers really close faster in Vibes Pro?
The belief makes sense on paper. A lender takes time. An appraisal takes time. Remove both and the deal should move faster. But in this market, it did not work out that way.
195 of the 937 sales where we know how the buyer paid were cash deals. That is 20.8% of the market. There were enough cash sales to see a real pattern. The pattern is: no speed advantage.
One reason this matters is that buyers sometimes stretch to pay cash, or sellers sometimes take less because they think cash is safer. In Vibes Pro right now, the data does not back that trade-off up.
- If you are writing a cash offer, price it to compete. Cash did not win sellers a premium here, so do not expect a discount just because you skipped the lender.
- If you are a seller weighing a cash offer against a financed one, look at the actual numbers. A well-qualified loan buyer in this market paid sellers more, not less.
- Ask your agent to pull the terms side by side before you decide which offer to take.

If you are selling, do not automatically lean toward a cash offer. The data shows financed buyers paid 96.4% of your first asking price while cash buyers paid 94.4%. On a $485,000 home, that 2-point gap is real money. Evaluate every offer on its full terms, not just the payment method.
If you are buying, you do not need to feel outgunned because you are using a loan. Financed buyers closed deals here in 35.5 days and paid close to asking price just as often. Rates are not helping right now: the 30-year fixed averaged 7.03% as of September 24, 2026, up from 6.30% a year earlier, per Freddie Mac's weekly rate survey.
